What makes a small bath cheaper than a primary suite

  • Less square footage of tile — usually 80–140 sq ft total vs. 250–400 in a primary.
  • Single sink, single toilet, single shower (or tub) — half the fixture count.
  • Smaller vanity — often 30–48 inches, off-the-shelf options work.
  • No freestanding tub, no double-bowl vanity, no steam, no heated floors.
  • Often no structural changes — the room is already a finished space the right size.

Space-saving layout moves that actually work

  • Pocket door instead of a swing door — frees 8–10 sq ft of usable floor.
  • Wall-hung toilet — visually compresses the room and makes floor cleaning trivial. Adds ~$1,200 over a standard toilet.
  • Floating vanity — the visible floor underneath reads larger; built-in toe-light at night.
  • Curbless walk-in shower with linear drain — replaces a tub in a 5×8 and pulls 2–3 sq ft of perceived space.
  • Large-format porcelain (24×48 or 30×60) — fewer grout lines makes the room read bigger.

Most of our small-bath work in 2025–2026 has been in Spring Valley, Summerlin South (the original 1990s phases), Green Valley Ranch, and the older parts of Henderson around Whitney Ranch. These homes share a layout pattern — a primary bath plus one or two undersized secondary baths — and a 5×8 gut is usually the highest-impact dollar in the house.
