What makes a small bath cheaper than a primary suite

- Single sink, single toilet, single shower (or tub) — half the fixture count.
- Smaller vanity — often 30–48 inches, off-the-shelf options work.
- No freestanding tub, no double-bowl vanity, no steam, no heated floors.
- Often no structural changes — the room is already a finished space the right size.

- Curbless walk-in shower with linear drain — replaces a tub in a 5×8 and pulls 2–3 sq ft of perceived space.
- Large-format porcelain (24×48 or 30×60) — fewer grout lines makes the room read bigger.
