Kitchen Remodeling in Summerlin

Summerlin homes — especially in The Ridges, Red Rock Country Club, The Paseos and The Vistas — were often built with tall vaulted ceilings and view walls toward Red Rock. The most common Summerlin kitchen remodel we run involves engineering a flush structural beam to open the kitchen to the great room while preserving the view line and the western daylight. That work has to be done with care — losing the view is losing why people bought in Summerlin to begin with.

Summerlin Council architectural review is the strictest of any HOA in the Valley. Any work that touches a window, an exterior wall, a roof penetration (hood vent), or a visible facade element triggers review. We submit the architectural packet — elevations, material samples, color match — and handle the back-and-forth. Plan on 3–6 weeks for Summerlin Council approval, longer if your sub-HOA (The Ridges, Red Rock CC) adds its own review on top.

Many Summerlin kitchens have an island sized for the original (smaller) appliance package. Today's 36" ranges, integrated paneled refrigerators and full-size beverage centers force a layout rebuild, not just a swap. We model your selected appliances in 3D before construction so you see clearances before they're built.

Summerlin's elevation (~3,100 ft) and Red Rock canyon proximity mean sharper temperature swings than the Valley floor. We use this to spec wood species (rift-cut white oak holds up well, walnut can twist in dry winters) and to recommend slab acclimation time before stone install.
