Summerlin primary suites in The Ridges, Red Rock Country Club and The Paseos typically have the volume — both square footage and ceiling height — for a true wet-room layout plus a separate water closet, dual vanities and a generous linen closet. That's the highest-value Summerlin remodel we build, and it requires careful waterproofing across a larger area than typical primary baths.

Many Summerlin primary baths have a window directly behind the existing tub (a classic 1990s feature). Modern wet-room layouts usually reposition the tub away from the window and rebuild the wall as a stone or tile feature wall — that change triggers Summerlin Council review if the window is altered or removed. We coordinate the architectural submission as part of the design phase.

Summerlin's western exposure means primary baths often get strong afternoon sun. We routinely add solar shades or frosted-glass treatments to keep stone surfaces from heat-streaking and to control glare on glass shower walls.

Sub-HOA noise rules (The Ridges, Red Rock CC) restrict construction hours more tightly than City of Las Vegas baseline. Plan demo days accordingly — we keep the loud work to weekday mid-mornings and clean up early.
