  4. 04Weeks 15–19
    Demo & structural

    Selective demo, wall removals with engineered beams, new load paths, window and door openings, roof penetrations. Structural inspections passed before anything closes up.

    Rough-in & shell

Summerlin whole-home projects are usually about light and view. The Ridges, Red Rock Country Club, The Paseos and The Vistas were built with view walls toward Red Rock and tall vaulted volumes, then chopped up internally by 1990s formal-room planning. Our Summerlin re-plans consistently center on opening the main floor to the view and upgrading the glazing that frames it.

Summerlin Council review is the strictest architectural process in the Valley, and sub-HOAs in The Ridges and Red Rock Country Club add a second layer on top. Any exterior-visible element — windows, doors, paint, roof penetrations, courtyard walls, hardscape — goes through it. Plan on 4–8 weeks for the full approval chain and expect at least one round of comments.

Larger west-facing glazing brings heat load with it. When we expand view walls we recalculate the HVAC load, upgrade to high-performance low-E glass, and often add automated shades — otherwise the room you built for the view becomes unusable from June through September.

Summerlin's elevation and drier winters affect material behavior. We specify rift-cut white oak over walnut for large millwork runs, allow real acclimation time for wood flooring before install, and let stone slabs sit on-site before fabrication so nothing moves after it's set.

Permits & jurisdiction
