Working in Summerlin

Summerlin lots typically have room for a 600–1,200 sq ft detached casita, but Summerlin Council architectural review enforces strict consistency on stucco color, window line and roof profile. We design the casita to match the main house from the first sketch — and submit the architectural package on your behalf.

Permits & review

City of Las Vegas permitting handled in-house, including structural, mechanical, electrical and plumbing. Summerlin Council and sub-HOA architectural review coordinated for The Ridges, Red Rock CC, The Paseos and The Vistas.

Local detail

What's different about building a casita in Summerlin

A detached casita in Summerlin is an architectural review project as much as a construction project. Summerlin Council evaluates height, roof pitch, tile profile, stucco color, window proportion and how the structure reads from the street and from neighboring lots. Sub-HOAs in The Ridges and Red Rock Country Club review again on their own criteria.

Buildable area is usually the binding constraint. Summerlin lots are generous by Valley standards but heavily programmed — pools, built-in outdoor kitchens, mature landscape and terraced hardscape. We overlay setbacks, lot coverage limits and existing improvements on a survey before drawing anything.

Material matching is not optional here. Tile roof profile, stucco texture and color, window frames and trim details all have to align with the main house, and discontinued tile profiles sometimes force sourcing from salvage. We handle that during design so it doesn't stall the build.

Utility routing across finished Summerlin landscape is expensive and needs planning. Trenching water, sewer, gas and electrical around pools, boulders and irrigation systems takes care and restoration work. We map the route in design and price the trenching and landscape restoration visibly rather than hiding it in the lump sum.

Permits & jurisdiction

Casita permits are submitted to the City of Las Vegas as a new accessory structure — site plan, floor plan, elevations, structural calculations and energy compliance — with Summerlin Council architectural review and any sub-HOA review running in parallel. This is the longest approval chain we handle: plan on 8–14 weeks before construction can start. Build4U prepares, submits and tracks all packages and answers reviewer comments directly.
