The Las Vegas bathroom realities
- Slab-on-grade plumbing. Moving a toilet or shower drain usually means a saw-cut in the slab. We permit and inspect this every time — it's the difference between a bath that resells cleanly and one that fails an inspection.
- Curbless shower waterproofing. Vegas hard water and desert thermal cycling eat cheap waterproofing. We install Schluter-Kerdi (or equivalent) sheet membranes at every curbless build — never mop-on membranes.
- Ventilation upgrades. Most tract-home bath fans are undersized for the shower they now serve. We spec Panasonic WhisperCeiling or equivalent, ducted straight to the exterior, and permit the electrical change.
- Permits. Clark County / City of Las Vegas / City of Henderson / City of North Las Vegas — building + plumbing + electrical sub-permits. See what 5 years of Clark County permit data says about bathroom remodels →
- HOA / ARC. Interior-only bathrooms almost never trigger review in Summerlin, Anthem CC, MacDonald Highlands, Red Rock CC or The Ridges. Exterior venting or window changes do — plan on 4–8 weeks upstream.

FAQs
How much does a bathroom remodel cost in Las Vegas?
Guest / hall baths start around $25,000 and land in the $28K–$45K range for mid-range finishes. Primary-suite baths run $55K–$115K depending on shower size, whether you add a freestanding tub, custom vanity, heated floors and how much plumbing you move. See our full Las Vegas bathroom remodel cost breakdown for line-item pricing.
How long does a bathroom remodel take in Las Vegas?
Guest baths: 3–5 weeks on site. Primary suites: 6–10 weeks on site. Add 2–4 weeks for design and 3–6 weeks for Clark County plan review when permits are required. Custom shower doors and imported tile can add 2–3 weeks of lead time.
Do I need a permit to remodel a bathroom in Las Vegas?
Anything that moves plumbing, changes electrical circuits, adds ventilation, or alters framing requires a Clark County (or City of Las Vegas / City of Henderson / City of North Las Vegas) building permit. Like-for-like fixture swaps in the same location usually do not. Build4U pulls every permit under NSCB #0095372.
Can you build a curbless / zero-entry shower in a Las Vegas tract home?
Yes. It's our most-requested primary-bath upgrade. In a slab-on-grade Las Vegas home we either build up the surrounding floor with a subfloor system or (more commonly) recess the shower pan into the slab — the second approach requires a small saw-cut and re-pour, which we permit and inspect. Waterproofing is a Schluter-Kerdi or equivalent sheet system, not a mop-on membrane.
Do you handle Summerlin, Henderson, Anthem and MacDonald Highlands HOAs?
Yes. Interior-only bathroom remodels almost never trigger ARC review, but anything that adds an exterior vent or changes a window face does. We submit ARC paperwork as part of the project when required and know each community's review timelines.
Are you licensed in Nevada?
Yes. Nevada State Contractors Board General Contractor License #0095372, bonded, with general liability and workers' compensation on every project.
