FAQs
What is a casita, exactly?
In Nevada usage, a casita is a guest house — typically 300–700 sq ft, with a bedroom, full bath and either a kitchenette or a full kitchen. It may share utilities with the main house. A casita with a full independent kitchen and metering is technically an ADU.
How much does a casita cost in Las Vegas?
A refreshed detached room-and-bath casita runs $85K–$140K; a new attached casita with kitchenette runs $145K–$230K. Full detached ADU-grade casitas start around $205K. See the full ADU cost guide for line items.
Do casitas need a permit in Clark County?
Yes — any conditioned space with plumbing, electrical or HVAC requires a Clark County (or applicable city) building permit and sub-permits. Build4U pulls every permit under our NV general contractor license #0095372.
Can I put a casita in a Summerlin, Henderson or Anthem HOA neighborhood?
Often yes, but with architectural review. Summerlin, Anthem CC, MacDonald Highlands, The Ridges and Seven Hills all require ARC approval before permit submittal. We handle the ARC package and material selections that pass first review.
How long does a casita build take?
Attached casitas run 18–28 weeks on-site; detached casitas run 20–32 weeks. Add 8–14 weeks for design, engineering and plan review, plus 4–8 weeks of HOA architectural review where applicable.
