Rebuilding a Paseos kitchen as a true great room

The Paseos delivered a particular kind of kitchen between 2000 and 2008: maple cabinetry with a clear or honey-toned finish, slab granite (usually Uba Tuba, Santa Cecilia or Giallo Ornamental), a tumbled-travertine backsplash, and a builder appliance package — Whirlpool, KitchenAid or GE Profile. Twenty years later, the layouts still hold up but the finish palette and the appliances are the parts owners want to rebuild.

The remodel we run almost always re-scales the island. The original Paseos kitchens used a small prep island that broke up the room; the new design pulls that out and rebuilds around a single 9'–12' working island with seating on one side, prep on the other, and a Wolf induction or gas cooktop dropped in if the layout allows. Perimeter cabinetry rebuilds in inset custom or semi-custom — painted whites, soft greens and warm whites lead what we're specifying this year — with full-overlay refrigerator and dishwasher panels so the Sub-Zero and Cove appliances disappear into the millwork.

Appliance packages here lean Sub-Zero / Wolf / Cove or Thermador, with Miele dishwashers and built-in coffee. Range vs. cooktop-plus-wall-oven splits roughly 50/50 — the cooktop-plus-double-wall-oven layout opens more counter run and works better with the island prep zone. Plumbing usually moves: we re-run the sink to face the great room or the back yard instead of the side wall, which is a permitted plumbing change through City of Las Vegas.

On stone, the Paseos market has fully moved off granite. Most projects we quote now run quartzite (Taj Mahal, Mont Blanc, Calacatta Macaubas), honed marble on the island, or quartz on the perimeter with a stone slab on the island. Backsplashes are running floor-to-ceiling slab or large-format porcelain instead of the old tumbled mosaic.

Permits and HOA: interior kitchen remodels in The Paseos don't trigger Paseos sub-HOA or Summerlin Council architectural review — that's reserved for exterior changes, paint, hardscape and additions. Plans go straight to City of Las Vegas plan check. If the project includes opening a load-bearing wall to the family room (common here), we engineer the flush beam in-house and pull the structural permit in the same plan-check submission.
