What drives the price in Las Vegas
- Exterior finish match — matching existing stucco color, stone veneer or concrete tile roof can add $8K–$23K vs a vanilla addition. Worth every dollar for resale.
- HVAC capacity — adding 300+ sq ft often pushes the existing system past spec. Plan for either a new zone (~$6K–$11K) or a larger unit (~$14K–$22K).
- Foundation — slab tie-in on a level lot is the cheap case. Stem-wall or pier-and-beam on a sloped Summerlin / MacDonald Highlands lot can double foundation cost.
- Second-story load transfer — engineering for new beams, posts and footings under existing framing is a real line item ($15.5K–$35K) and the most common surprise.
- Utility relocates — moving a gas line, sewer cleanout or panel because of where the addition lands is common in older Las Vegas neighborhoods.
- HOA architectural review — Anthem CC, MacDonald Highlands, The Ridges and Red Rock CC require ARC approval for exterior expansions; plan 3–6 weeks before permit submittal.
