Why Summerlin costs more (it's not what you think)

Labor and materials cost the same across the Valley — our tile setter charges the same in Spring Valley as The Ridges. The delta comes from three places:

  • HOA architectural review (Summerlin, The Ridges, Red Rock CC): 3–8 weeks on top of Clark County permit review. Not extra cost, but usually pushes clients to a bigger scope while they're already waiting.
  • Finish level: Summerlin homes are typically 3,500+ sq ft and clients rarely accept mid-tier appliances or stock cabinets in a $2M+ home. Custom cabinets, Sub-Zero / Wolf, and slab backsplash add $30K–$60K on their own.
  • Wall removal + reconfiguration is standard in Summerlin (open-plan expectations), rare in Spring Valley non-HOA remodels.

Henderson — the sweet spot

Henderson is where our best price-to-quality kitchen remodels land in 2026. Anthem and Green Valley homes are 2,500–3,800 sq ft, clients accept Café / Bosch / Frigidaire Professional over Sub-Zero, and the City of Henderson permit office is faster than Clark County (2–4 weeks vs 4–7).
