Building a casita or ADU on an Anthem lot
Anthem is one of the strongest markets in the valley for detached casita and ADU construction. There are three reasons this concentration exists here: the lots are large (most Sun City Anthem and Anthem Country Club lots are 7,000–14,000 sq ft), the original Del Webb and Pulte plans were almost never built with a casita, and the demographic mix — multi-generational families, adult kids returning, parents moving closer — has shifted in the last decade. The typical Anthem casita project is a 600–1,000 sq ft detached unit with a bedroom, full bath, kitchenette and living space, with its own entry and its own HVAC.
The feasibility check happens before any design work. We pull the parcel survey, verify lot coverage allowance under City of Henderson zoning, check setbacks (front, side, rear and from the main structure), confirm the HOA's accessory-structure rules, and review utility connections — water meter capacity, sewer line tie-in, electrical service capacity, gas line. If any of those don't line up, the project either gets re-scoped or stopped before the homeowner spends design fees.
Design follows the main house. Anthem Council and the Anthem Country Club sub-HOA review the package against the original architectural guidelines — stucco texture, color, roof tile profile, window line, fascia detail — and they expect the casita to read as part of the same architectural family. We pull stucco samples from the existing house, match the original tile-roof profile (often a Boral Saxony or a Eagle Capistrano that's still available), and align the casita's window-head heights with the main house so the elevations line up cleanly.
The build itself is a full small house: foundation, framing, exterior weather barrier, roofing, stucco, all MEP, drywall, finishes and fixtures. We run a dedicated electrical sub-panel from the main house, tie the sewer into the existing lateral, and run a water meter check with Henderson Water to confirm the existing meter supports the added fixture load. Gas service is usually tapped from the existing line; if not, we add a separate meter through Southwest Gas.
ARC and permits: Anthem Council ARC review for the master association, then Anthem Country Club ARC if applicable. Combined ARC cycle is typically 5–8 weeks. After ARC approval, City of Henderson Building & Safety plan check runs another 5–7 weeks. We submit and manage all of it.
Schedule and budget: 4–7 months on-site for a typical 700–900 sq ft Anthem casita, plus 12–16 weeks of design, engineering, ARC and Henderson plan check before ground-break. Most projects land $275,000–$550,000 all-in depending on size, finish level and whether the casita includes a full kitchen vs. a kitchenette. Primary-suite expansions on existing Anthem homes typically run $200,000–$400,000.
