Working in Las Vegas
Las Vegas kitchens span a wide range of housing stock — 1960s and '70s ranches near Paradise, 1990s tract homes in Spring Valley, modern infill across the urban core. Most of the kitchens we remodel inside the City of Las Vegas were laid out as closed-off cooking rooms; the single most common scope is opening the kitchen to the family room with an engineered flush beam. We pull every permit directly with the City of Las Vegas Department of Building & Safety.
City of Las Vegas permitting handled in-house, including structural, mechanical, electrical and plumbing. HOA architectural coordination handled when the parcel triggers it.

What's different about a kitchen remodel in Las Vegas
The City of Las Vegas housing stock skews older than Henderson and Summerlin — 1960s–1990s ranches in Paradise, Lone Mountain, Charleston Heights and Spring Mountain corridor. That means closed-off cooking layouts, 21-inch upper cabinets, original galvanized supply lines in places, and undersized electrical panels. Most full kitchen remodels inside the City of Las Vegas include a partial re-pipe of the kitchen wet wall and an electrical-service review.
City of Las Vegas Building & Safety plan-review turnaround is typically 2–4 weeks for kitchen remodels. We pull all four permits (structural, mechanical, electrical, plumbing) in parallel rather than sequentially to keep the schedule moving.
Hard-water mineral content across the City of Las Vegas is high enough to chew through chrome faucets within a few years. We default to PVD-finish brushed brass, matte black or polished nickel on all kitchen builds inside the city, and recommend a kitchen-line softener loop on luxury builds.
Inside the City of Las Vegas urban core, HOA architectural review is rare for interior work — most parcels are not under HOA control. In Centennial Hills and Tule Springs HOAs do exist and we coordinate where the scope triggers review.
Build4U pulls every permit directly with the City of Las Vegas Department of Building & Safety — structural, mechanical, electrical and plumbing. Typical plan-review turnaround for a kitchen remodel runs 2–4 weeks. We pull all four permit categories in parallel rather than sequentially. HOA architectural review (where the parcel falls inside a Centennial Hills, Tule Springs or similar HOA) is submitted in parallel — we draft the packet, attach the renders and handle the back-and-forth so you don't have to.
