02Weeks 2–5

Design & selections

Layout drawings, 3D renders, full material spec — vanity, stone, tile, fixtures, glass. You approve before anything is ordered.

03Weeks 5–8

Permits & lead time

Plumbing and mechanical permits submitted; custom vanity, stone slab and glass enclosure ordered. We don't start demo until materials are on-site.

04Weeks 9–10

Demo & rough-in

Most pre-1985 Las Vegas bathrooms have galvanized supply lines, cast-iron drain stacks and original waterproofing that's well past its design life. Every full bathroom gut inside the City of Las Vegas includes new PEX or copper supply, new ABS drain runs where the existing system is failing, and a full sheet-membrane waterproofing system in the wet zone.

Inside the urban core, primary suites are often tight — converting to a true wet-room layout sometimes requires borrowing a few feet from an adjacent closet or hallway. We model the layout in 3D before construction so the proportions are right.

Hard water across the City of Las Vegas shortens the life of chrome and standard polished-nickel fixtures. We default to PVD-finish brushed brass, matte black or polished nickel — finishes that survive 10+ years in Vegas water.
